For Improved Property
This listing service is for the real "Do It Your Self" person. However, stats have shown over and over that a professional realtor will sell a property for an average of 18% more than a property that is sold "For Sale By Owner". So, while it's not recommended, there are times when you have a lot of extra time, and choose to tackle handling it all yourself.
This service is only 1% of the list price or $1,699.00 which ever is greater.
Requires a signed listing agreement and a DIY agreement so that we can get your listing in our network of websites and MLS services

Tracy Bennett Consulting offers it's customer's, home or business contracting or consulting and superintendent services.
With either service you choose, we also have lenders to fund some of your construction cost if needed.
Full Service Contracting: It's exactly what it implies. We can help with blue prints, financing, pull all permits, and over see the entire project.
Depending on the project our fee will range from 10% to 17% plus cost. We'll can also provide you with a bond and insurance for an additional fee.
We charge a retainer fee of $5,000.00
Construction Consulting Services: This service has you more hands on and frankly, in much better control of your project. Like the full service, we can help with financing, and blue print; we also help you get quotes, give you direction for permitting, and will even work with inspectors, and the sub contractors you have chosen to hire. This service saves you the most money and the consulting fee is only 5% to 7% of the total project cost
We charge a retainer fee of $3,000.00
Note: The retainer fee is credited toward final draw and payment of services.
Buyers Agent Service
Hiring Tracy to be your Buyers Agent is the right move and could save you thousands on your next purchase.
Here's a real transaction. A Powder Spring home was orig listed for $375K, and after a month I negotiated a sales price of $255K. The property was move-in ready and I relisted for my Buyer, and quickly sold it for $329K. You do the math.
When I work as a Buyers Agent, I think like an Investor and always do my best to negotiate the price down, saving you all I can.
Tracy does not work with many Buyers and is very selective who he will work with. A Buyers Agency Agreement must be signed and I charge a retainer fee. Note: The retainer fee is credited at closing to the Buyer in full during our Buyer Agency Agreement terms and as specified within the Buyers Agency Agreement.
